These transactions demonstrate just how wide the Keystone Point market can be. A buyer may find a property around the $1 million range, while larger waterfront or luxury properties can trade for several million dollars more.

May 2026 continued that momentum. Total Miami-Dade home sales increased approximately 7.9% year over year, while single-family transactions increased approximately 10.5%. Sales of properties priced at $1 million and above increased approximately 14.7%.

June 2026 was even stronger. Total sales increased approximately 14.3% year over year, single-family sales increased approximately 16.8%, and $1 million-plus sales increased approximately 29.1%.

For a neighborhood like Keystone Point, where the housing stock is heavily oriented toward single-family and waterfront properties, the continued strength of the single-family and luxury segments is particularly relevant.


Inventory Is Tightening, But Buyers Still Have Leverage

One of the most interesting aspects of the 2026 market is that it is not simply a seller's market or a buyer's market across the board.

Miami-Dade single-family inventory declined significantly during the period:
