Bugatti Residences Miami: $650M Luxury Tower Coming to Brickell
Miami's luxury residential market is adding another globally recognized name to its skyline. Bugatti, the French hypercar marque known for highly engineered performance and design, has announced plans for Bugatti Residences Miami, its first branded residential development in the United States.
The planned 60-story tower will rise at 75 SW Miami Avenue Road in Brickell, along the Miami River. Developed by Miami-based Prosper Group in partnership with Belgium-based Versluys Group, the project is planned to include 183 residences, four signature penthouses, and more than 300 feet of Miami River frontage.
The development is expected to represent approximately $650 million in total project value, according to development and real estate reporting. Sales are currently expected to launch in the first half of 2027, although pricing, detailed floor plans and a construction completion date have not yet been announced.
Bugatti Makes Its U.S. Residential Debut
Bugatti Residences Miami marks the automaker's first branded residential project in the United States. The announcement follows Bugatti's expansion into branded real estate with a separate residential project in Dubai.
For Miami, the arrival of Bugatti adds another automotive name to a market that has increasingly connected luxury automobiles with luxury residential development.
The trend began gaining major attention in South Florida with the Porsche Design Tower in Sunny Isles Beach, completed in 2017. Since then, projects connected to Aston Martin, Bentley, Mercedes-Benz and Pagani have expanded the category across the region.
Bugatti's entry brings the concept into the Brickell area, where the combination of waterfront property, high-rise development and proximity to Miami's financial and lifestyle districts continues to attract luxury residential projects.
A Rare Miami River Waterfront Location
One of the defining characteristics of Bugatti Residences Miami is its location along the Miami River.
The project is planned on one of Brickell's remaining waterfront development sites and will have more than 300 feet of frontage along the river. The location also provides access toward Biscayne Bay, connecting the project to Miami's broader waterfront and boating environment.
The location places residents close to Brickell's business district, restaurants, retail, entertainment and cultural destinations while maintaining a direct relationship with the water.
That combination is part of the larger transformation of the Miami River corridor. Once dominated by industrial and working waterfront uses, sections of the river have increasingly become targets for luxury residential and mixed-use redevelopment.
Inside the Planned Bugatti Residences Miami
The current plans call for a 60-story residential tower with 183 residences, including four signature penthouses. The development team has not yet released complete pricing or detailed unit specifications.
Early registration materials indicate a mix of residence formats, including one- to four-bedroom residences, duplexes and penthouses, although the final configuration and specifications remain subject to further announcements.
- • 60 stories
- • 183 planned residences
- • Four signature penthouses
- • More than 300 feet of Miami River frontage
- • Approximately $650 million development
- • Sales expected in the first half of 2027
- • Location: 75 SW Miami Avenue Road, Brickell, Miami
Bugatti-Inspired Architecture and Interiors
The design is being developed around Bugatti's visual identity and design philosophy.
Brandon Haw Architecture is leading the architectural design, incorporating elements inspired by Bugatti vehicles, including the marque's distinctive C-line. Yabu Pushelberg is responsible for the interiors and is expected to translate Bugatti's design language into the residential environment.
Rather than simply placing an automotive name on a residential tower, Bugatti says the project is intended to extend its broader concept of Art de Vivre into architecture, interiors, service and daily living.
That approach reflects a broader evolution in branded residences, where luxury brands increasingly participate in the experience and design of a property rather than simply licensing their name.
White-Glove Residential Service
Bugatti has selected Rhodium as the project's exclusive global residential operating partner.
According to Bugatti, Rhodium will help translate the brand's vision into the day-to-day ownership experience, with an emphasis on personalized service, discretion and white-glove hospitality. Planned services include butler service.
This operating component is notable because branded residences can take different approaches. Some primarily focus on architecture and interior design, while others incorporate hotel-style service and residential operations into the ownership experience.
Prosper Group and Versluys Group Behind the Development
Bugatti Residences Miami is being developed through a partnership between Prosper Group, led by CEO Jay Roberts, and Belgium-based Versluys Group, led by CEO Bart Versluys.
The development team acquired the site for approximately $50 million. CoStar reported that the acquisition involved three parcels and was financed in part through a $30 million loan from Miami-based lender Vaster.
For Versluys Group, the project also represents its first U.S. development, adding an international dimension to the partnership behind the tower.
Miami's Growing Branded Residence Market
Bugatti's arrival is part of a much larger trend in South Florida real estate.
Luxury automotive brands have increasingly entered the residential market, particularly in Miami-Dade County. Porsche, Aston Martin, Bentley, Mercedes-Benz and Pagani are among the brands connected to residential projects in the region.
The category has also expanded beyond automobiles. Miami is home to branded residences associated with fashion, hospitality, design and lifestyle brands, reinforcing the city's position as an important market for branded residential development.
According to CoStar's reporting on Knight Frank's 2026-27 branded residences data, Miami ranks second globally with 73 branded residential developments either underway or completed, behind Dubai's 165. New York ranked third with 48.
That growing concentration helps explain why another global luxury brand is entering the Miami residential market. The city's international buyer base, waterfront development opportunities and established luxury real estate sector provide a natural environment for branded projects.
How Bugatti Fits Into Miami's Automotive-Branded Condo Landscape
Bugatti is entering a market that already has several recognizable automotive-branded developments.
- • Porsche Design Tower: Completed in Sunny Isles Beach in 2017 and widely known for its vehicle elevator and private automobile storage concept.
- • Aston Martin Residences: Completed in downtown Miami in 2024, bringing the British marque into Miami's waterfront residential market.
- • Bentley Residences: A planned 61-story oceanfront development in Sunny Isles Beach featuring Bentley branding and an automotive-focused residential concept.
- • Pagani Residences: A branded residential development underway in North Bay Village.
- • Mercedes-Benz Places: A planned Mercedes-Benz branded development in Brickell.
Bugatti's project differs in one notable respect: the development team has confirmed that the Miami tower will not use the type of car elevator associated with Porsche Design Tower and the planned Bentley project.
What Has Not Been Announced Yet?
Although the project has been formally unveiled, several important details remain outstanding.
- • Pricing
- • Detailed floor plans
- • Construction timeline.
- • Final amenities
- • Purchase structure
Sales are expected to launch during the first half of 2027, giving prospective buyers and brokers more time to follow the project's design, pricing and sales announcements.
Why the Miami River Matters
The Bugatti announcement also highlights the continuing redevelopment of the Miami River.
Waterfront land in Miami is limited, particularly in areas close to major employment, retail and entertainment districts. The river therefore offers developers an opportunity to create waterfront residences while remaining within the urban core.
Bugatti Residences Miami will sit close to Brickell City Centre and the broader Brickell financial district, combining a riverfront setting with access to one of Miami's most established luxury and business neighborhoods.
As more development moves toward the river, the corridor is becoming an increasingly important part of Miami's luxury real estate story.
What Comes Next for Bugatti Residences Miami?
The next major milestone is expected to be the project's sales launch in the first half of 2027.
Until then, attention will likely remain focused on the project's final design, residence layouts, pricing, amenities and construction timeline.
What is already clear is that Bugatti Residences Miami represents another step in the evolution of Miami's branded residential market. A globally recognized hypercar marque, a major waterfront site and a 60-story residential tower are coming together in one of Brickell's increasingly important development corridors.
For Miami real estate watchers, the project will be one to follow as the city's luxury residential landscape continues to evolve.
